Job Overview:

We are seeking an experienced Commercial Lead – Mechanical to join our team, working on a range of prestigious Data Centre projects across Belgium. The successful candidate will lead the commercial management of the project, overseeing cost control, contract administration, and procurement for the mechanical elements, ensuring financial efficiency, accuracy, and control throughout the project lifecycle.

Key Responsibilities:

• Commercial Oversight: Lead and manage the commercial activities for the Mechanical scope of the data centre project, ensuring all aspects align with the overall project strategy and objectives.
• Tendering & Procurement: Coordinate and manage the procurement process for mechanical subcontractors, materials, and services, ensuring competitive tendering and selection. Assess tender submissions and negotiate contracts.
• Contract Management: Administer and manage the Mechanical contracts for the project, ensuring compliance with terms, deadlines, and performance standards.
• Cost Management & Reporting: Develop and maintain detailed cost estimates, budgets, and financial forecasts for the Mechanical scope. Prepare and deliver regular cost reports, cash flow projections, and financial updates to senior management and project stakeholders.
• Risk and Change Management: Identify and mitigate commercial and contractual risks, ensuring the project is delivered within budget and on time. Manage change orders and assess the impact of design modifications, ensuring costs are captured and managed effectively.
• Value Engineering & Cost Optimisation: Actively contribute to value engineering initiatives, identifying cost-saving opportunities and efficiencies without compromising quality or project integrity. Support the project team in implementing design improvements that optimize mechanical systems and drive cost reductions.
• Suppliers and Subcontractor Coordination: Work closely with suppliers and subcontractors to ensure the timely delivery of materials, services, and installations and ensure compliance with contractual obligations and project quality standards.
• Compliance & Documentation: Ensure adherence to all local regulations and standards, including Belgian building codes and safety regulations.
• Client and Stakeholder Liason: POC for clients and key project stakeholders regarding all commercial aspects. Build and maintain strong relationships with clients, subcontractors, and suppliers, ensuring effective communication and collaboration throughout the project lifecycle.

Key Requirements:

• Education: Bachelor’s degree in Quantity Surveying, Engineering, or a related field. Relevant certifications are advantageous.
• Experience: 8+ years of experience as an M&E Quantity Surveyor, preferably on large-scale projects within Europe.
• Technical Skills: Proficiency in cost management software (e.g., CostX, CATO, or similar), MS Office Suite, and advanced knowledge of M&E services.
• Language Skills: Fluency in English is required; knowledge of French or Dutch is a strong advantage.
• Legal Knowledge: Familiarity with FIDIC contracts and local Belgian construction regulations.
• Other Skills: leadership experience, with the ability to nurture and develop more junior members of the team, while still working towards key deliverables.
